What may be built on a plot is decided before the first line is drawn. These three starting positions are the ones we meet most often in Wegberg.

Without a development plan, what already stands nearby is what counts. We compare your project with that neighbourhood before any drawings are made.
Outside the built up area the rules are considerably tighter. Here we first establish whether and how you may build, usually through a preliminary enquiry to the authority.

Not every project goes through the same procedure. Which one applies depends on type, size and location, and it decides how extensive your application becomes.
Some projects need no application at all. The building rules still apply and the responsibility for them stays with you. We tell you whether yours is one of them and what you still have to observe.
Ordinary residential buildings are examined in a shortened procedure. The authority looks at part of the rules only. Your planning still has to meet all the rest, and that is checked later on site.
Larger and special projects are examined in full. The application is then more extensive, the proofs are needed earlier and talks with the authority start sooner.

Yes. Structural safety proof and construction drawings are produced in the same office. That is why drawing and calculation match and nobody waits for anybody else.
On request we take on site management or construction supervision in building and structural engineering. Surveying and digitising existing buildings is part of it too.
